Overview

The Unit Price Index of Building Materials

  • The unit price index of steel recorded an increase in October 2025, ranging from 0.6 per cent to 2.5 per cent as compared to the previous month. The highest increase was observed in Perak (2.5%), followed by Selangor, W.P. Kuala Lumpur, Melaka & Negeri Sembilan (1.7%), Johor and Pahang (1.4%, respectively).
  • The unit price index of steel & metal sections showed a slight increase in October 2025, with month-on-month change ranging from 0.3 per cent to 2.0 per cent in all areas in Peninsular Malaysia, Sabah and Sarawak. Meanwhile, the unit price index of cement remained unchanged in all areas except a slight decrease in the index for Terengganu & Kelantan (-0.2%) and Kota Kinabalu (-0.1%). 
  • An annual comparison for the period of October 2024 and October 2025 indicated that the unit price index for steel recorded a decline ranging from negative 1.7 per cent to negative 7.3 per cent involving most areas in Peninsular Malaysia, Sabah and Sarawak. The highest decrease in the unit price index for steel was observed in Tawau and Sibu (-7.3%, respectively) and followed by Pulau Pinang, Kedah and Perlis (-7.1%).
  • Nevertheless, the year-on-year comparison of the unit price index of cement increased between 0.5 per cent to 3.9 per cent in October 2025 as compared to the same month last year across all areas in Peninsular Malaysia, Sabah and Sarawak. The highest increase was observed in Tawau (3.9%), followed by Sandakan (3.5%) and Selangor, W.P. Kuala Lumpur, Melaka & Negeri Sembilan (2.7%).


Average Price of Selected Building Materials

  • Average price per unit of steel, consisting of mild steel round bars and Mycon 60 high tensile deformed bars, recorded a slight increase of 0.7 per cent with an average price of RM3,540.70 per metric tonne as compared to the previous month (September 2025: RM3,516.11 per metric tonne). 
  • The average price of Ordinary Portland cement also showed a slight increase (0.4%) with an average price of RM24.00 per 50 kg bag, as compared to September 2025 (RM23.90 per 50 kg bag).
